FAQ

How do you find tenants?

RPM Iowa markets your property to all of the major websites residents use. This includes Zillow, Facebook Marketplace, Apartments, and Realtor.com, as well as Redfin. We also post your property on our listing website, which receives a high amount of traffic daily. After receiving applications, we look through a variety of factors, including but not limited to: credit score, proof of income, and background check.

What happens if we need to evict a tenant?

It’s rare we have to evict tenants, but there is a process in the case that eviction is necessary. RPM Iowa offers a free Eviction Protection Program included in our leasing service. That means we will handle the admin paperwork, court costs, and attorney time.

How does maintenance get completed at my property?

Our in-house maintenance department can quickly handle any maintenance that arises at your property. You can call our 24/7 maintenance hotline at any time. And for larger maintenance issues- we have connections with several of the best vendors in our network to outsource repairs to.

How often will you do walkthroughs at my property?

RPM Iowa’s management services include thorough inspections and walkthroughs prior to and immediately after a lease. During the lease, we will walk through the property up to three times! This would include what we call our bi-yearly walkthroughs, as well as lease renewal walkthrough.

Are leasing services included?

You bet. Leasing is included in the monthly fee. We guarantee to fill your property in under 30 days or you don’t pay.

How does the pricing structure work?

You pay a flat monthly fee of 14.5% for executive property management and leasing. All your management and leasing services are included with that price, and you pay no annual or hidden fees.

What areas do you serve?

The majority of our single-family homes are in Central Iowa including: Ankeny, Des Moines, Clive, Grimes, and Johnston. If you have a property in Iowa, don’t hesitate to contact us. 

Do you always charge 14.5% regardless of the single-family rent price?

14.5% is our monthly flat fee, so it depends how much your monthly rent is. If the property’s rent price isn’t within our normal range- we do cap the amount you would be charged. The minimum fee is $200 and is not to exceed $275.

How is investor communication structured?

We want communication to be as simple as possible for our clients. That’s why your designated Account Executive will be your main point of contact for updates, guidance, and any questions you may have.
